Job Description: Real Estate Investment & Development Analyst

Compensation: $80,000 – $120,000 (Commensurate with experience)
Position Overview
We are a boutique private real estate development firm seeking a highly motivated and detail-
oriented Real Estate Analyst to join our team in Aventura. This role is central to our acquisition
and development pipeline, focusing on multi-phase residential and mixed-use projects ranging
from 50 to 500 units across the United States.
The ideal candidate possesses a strong business foundation, an expert-level command of
Excel, and the ability to translate complex data into concise, actionable financial models.
Key Responsibilities
● Financial Modeling: Develop and maintain sophisticated proformas, discounted cash flow
(DCF) models, and waterfall return structures for both for-sale condominiums and multi-
family rental projects.
● Due Diligence: Collect and evaluate market comparables (sales and rents), operating
expenses, and preliminary construction costs to validate project viability.
● Underwriting: Analyze complex deal structures, including multi-phase developments and
projects featuring ancillary commercial/retail components.
● Affordable Housing: Evaluate and incorporate affordable housing requirements,
subsidies, or density bonus components into financial models where applicable.
● Reporting: Collate research and data into straightforward, in-depth summaries for
executive review and investor presentations.
● Market Analysis: Monitor national real estate trends and sub-market data to support
geographical expansion and site selection.
Qualifications
● Education: Bachelor’s Degree in Finance, Real Estate, Economics, or a related business
field.
● Experience: Approximately 5 years of professional experience in real estate physical
underwriting or development analysis.
● Technical Skills: Mastery of Microsoft Excel is non-negotiable. You must be able to build
models from scratch, including complex formulas and sensitivity analyses.
● Sector Expertise: Proven track record underwriting for-sale condos and multi-family
assets. Experience with mixed-use or affordable housing is a significant plus.
● Analytical Rigor: Ability to synthesize large datasets into clear, concise financial
narratives.
